The numbers were slightly better in AB from a cashflow perspective, but the appreciation was much stronger historically in BC and also a bit less vulnerable to the oil & gas industry which has hit AB properties hard along with COVID. 

If what you are saying is true it sounds like single member LLC are more vulnerable due to the owner not doing a good job in keeping everything separate. 

Sometime it can feel vulnerable to share successes in a forum like this.

You expressed a ton of humility in handling harsh criticism from strangers you were vulnerable in asking to help when you knew you messed up.

I don't know how much anyone cares or thinks it matters, but that's an unusually high amount of mortgage business concentrated in that area (does this make the area unusually vulnerable to mortgage rates going up and/or real estate cycles?)

I think the fact that they have 3 little girls makes them feel more vulnerable than if you are just a couple or a single guy.

Better ask how many ways are you vulnerable. 

Next downturn won't be likely anywhere near as bad but I could see them being more vulnerable than L.A 

@Rick Pozos, I'm developing some content for which I'm doing a vulnerability analysis of Subject To and other types of deals.

It seems to me it’s all about the volume and I think they are very vulnerable to any market slowdown.
