The offerings tout total returns over the hold period to make the return look better going in selling it to the investor.Another example is if investor has 1 million to 1031 but has 100k leftover and doesn't want to pay boot and other fees on it they could possibly place in a DST.I am not that big of a fan of DST's but they have their place in certain situations.I also give the example of control.
