To directly answer your questions: 1) No, you probably don't need a gc license if you're just doing general repairs on a single property you own because that single property is treated like your home -- so feel free to repair walls, carpets, paints, swap some plumbing, etc.

So I would start by opening the breaker panel and swapping the wires on that tandem breaker (with breakers in off position).

I ask because my strategy is swapped - I intend to use capital generated from flips to invest in buy and holds.Since @J Scott has already jumped in, I will mention that his book on Flipping Houses is a tremendous resource for anyone beginning their first flip to someone who is looking to implement a systematic approach while scaling.
