Hi Ben,When I get this response to our offer, I pull out the comparables and start reviewing a few with the listing agent, and try to get a feel for where they are headed with their price, and what comparables they are using to arrive at that conclusion.

Now that I have researched our situation I have come to the conclusion that the realtor intentionally left documents undated and without termination dates in order to assure their exclusive status as long as possible and thereby assure full commission.

I agree with your logic, but not your conclusion.
