Another thing to watch out for in Arkansas... mobile homes may be considered personal property and if there is a mortgage on the mobile home, you might only be getting the land beneath it from the commissioner.

I personally don’t let this number drop beneath $1200 per unit per year since I’m a bit conservative (and that’s the typical cost to make the unit rent ready after a tenant leaves – assuming they leave it in fair condition), but if it's turnkey and everything is in perfect condition with all new systems I could be convinced to reduce this number a bit.

We had stellar tenants who took care of their apartment perfectly, but the day before they moved out, they moved the refrigerator to clean beneath it and tore the vinyl floor covering. 

Make sure he is aware that filing a eviction will go on his record.You could also bribe him to leave, not my advice as it is beneath me to pay a tenant to leave my property, but some landlords that are afraid of tenants do use this practice.Your best and safest approach is to follow up with a eviction if he does not leave on his own.

But the moral beneath the moral is, when you do buy rural, property doesn't appreciate like it tends to in metropolitan communities.
