If you're already easily comfortable walking away from ~$4k, an extra $700 shouldn't be enough to endure the stress you'll undertake if you take on this dog of a project.

Not bad for all the hassles we endured.

If they are motivated enough, and already have had to endure their home sitting on the market for many months, I would think it might be a win win for all.

I wouldn't blame them for not wanting to leave and just enduring the repair process.

Everyone makes mistakes along the way, but such mistakes will provide you with lessons learned that will prove valuable so you don't endure losing much more money later down the line. 

If I don’t hear from you in the next 10 minutes, I will assume you aren’t attending and I will move on to my next appointment.Using this system as dramatically reduced any wasted time I used to endure as part of the showing process as well as giving me data about their timeliness/responsiveness/respect for others' time.I schedule showings about 15 minutes apart to make my time more efficient as well as guaranteeing that the applicants see that there are other people that are interested (which helps me close on quality candidates). 

You both seem to confirm my suspicion, but I know everyone has a different threshold of what they'll endure for a dollar.  

Sometimes, school districts do the same.Education is critical to easier and enduring success.

But, it's a much slower process than most people will endure.
