Background: I graduated from dental school at UCLA.

I'm a full time dental student in Phoenix, Arizona and I want to start learning real estate now.

For dental equipment I'd guess its like a lot of chattel. 

Ironically, many of the current tenants are in direct violation of the CC&R including a dental office, insurance office and a Head Shop.

Most of the time they work out of their truck... if they were really good at running a business (great paperwork hygiene), they'd likely be too expensive for investor work.It's absolutely OK to write up an invoice and make them sign it.

I am blessed to have a wonderful rewarding career as a dentist however I realize that despite the privilege of a solid income, my school debt and the risks associated with dental business investing have inspired me to look into wealth generation outside my field to secure a financial future for my growing family. 

But im referring to local banks , Great expressions dental centers , and many others mid size tenants.

You are correct, people always look at the areas where they will be dining and doing their hygiene first as opposed to the bedrooms.

Numbers work well for building a duplex on a site within 10 minute walk of a medical/dental school and 5 minute walk to two other private colleges.
