I am an introvert and an engineer so talking is not my thing, but I love talking about this.Also, I'm not sure this is the site for this kind of development project since most everything I see is flips and rentals, although funding a custom build is basically flipping a brand new sustainable home.All the best!

@Rex Lindsey I agree, personally I don't like to buy anything under a 6% cap rate, it's just too hard to make money unless it's brand new or in near perfect shape and rents can be increased.

Hi to all I am a brand new to this BP and a completely beginner investing in real estate.I have applied for a second mortgage for my next primary residence and on the process hopefully closing at the end of August (brand new home), now I have contacted some credit union to apply a HELOC and advised me to apply before closing of my current primary home.

After some back and forth, they agree to consider my offer of $40K and I bought another one at that price.So all in all I did OK, the cash flow was good, and when the market top came in 2003-2006, I manage to unload it for close to $100K.The thing is, this is a brand new condo, but walk a block away, you got section 8 housing.

Each time you move to a new location you are going to be starting from scratch, and it's going to be incredibly difficult to rehab a property in a brand new location out of state with no team in place.
