I realize this post is 2 years old but someone may have the same question.I use Microsoft One Note for Desktops, it's free and stores your notes in notebooks with tags that are easily searchable for reference later.I have notebooks for Note Investing, Real Estate Investing, Information Technology, and Digital Marketing.Usually, something that I'm studying falls into one of those categories and each notebook has subcategories. 

I’m sure many of you have heard of a cost segregation study.

I wanted to fill the 'educational' void after studying intensely for months to pass these exams.

If you study the demographics of the metro its super easy to deduce that younger folks are having difficulty affording rent and need a room mate or two.

I really want to have a partner because I am not near the property all year round (I study a couple hours away).

There have been some great studies pointing out how new home building has doubled in size from the previous post-WWII US housing boom.

I find real estate to be safe and practical to an extend it’s almost boring.

What do you think about my other strategy of doing seg study and bonus depreciation on all my rentals for the year 2023 (have not filed it yet) to do the following:1- To get a bigger loss carried forward to 2024 to offset the sale of 3 properties instead of 2 in 2024. 2- Or, Since I married a realtor this year 2024 (and we passed the IRS active participation test together), I can activate that loophole, use whatever loss (bigger lost if we can use the seg study) is left over from the sale of the property to offset my high  W-2 wages (way over the $150K threshold) in 2024.
