If you want to identify 12 different houses that will go into one contract as one bundle from one seller (think portfolio) then that would also be one property for your identification.

You can also allocate debt and proceeds however you would like in the new purchases so you can fine tune debt levels on your new properties right where you want them.You'll want to pay very close attention to your identification period.

Sorry @Tyler Williams, in order to successfully complete a 1031 exchange the replacement property must be on the 45 day identification list.
