There are areas 30-60 minutes from Nashville (Clarksville, Springfield, Tullahoma, Columbia, etc.) that you can cash flow but also benefit from appreciation as the population of Nashville continues to push out.

Just getting started in Springfield, MO.

I think I know the area, Riverside, you speak of and for 1917 homes its either Riverside or Springfield.

I live in Branson, MO but from my research I am more interested in the houses in Springfield so if anyone is nearby and has any suggestions let me know.

My in-laws own a successful brokerage in nearby Springfield , Oh and my wife manages roughly 700 properties across the Columbus, Dayton, Springfield metro areas.
