The point again, teach and charge others for teaching, something that is illegal, then you have deception, plain a simple, if you are wrong and make it a business, you're at risk.You can also read where the FTC can govern transactions of individuals.Knowingly or unknowingly sell a product that is deceptive, defective, causes public harm or suggests illegal activities, they can hammer you.Those in that business might double check their stuff, those getting messed over might begin bringing the matter up to the FTC as the broaden their arena of influence. :)

Eviction might not be possible right away if the tenant is on a valid lease and you may or may not be aware of the tenant's lease term prior to bidding.Being that the house is occupied, you likely will not be able to inspect the property prior to bidding so latent defects may not be discovered until it's too late.

You want folks with solid household income, but with credit defects that can be addressed within three years (BK, short-sale, deed-in lieu, etc.).Give them a lease, ideally at a higher than market rate (maybe $2400, $2500, or even $2600), for one year.Decide on a purchase price.Sell them an option, which gives them the right, but not the obligation, to purchase the house at the purchase price anytime during the year.Make the cost of the option (the non-refundable option consideration or NROC) about 1.5% - 2% of purchase price.
