These are my thoughts but bear in mind one should always seek their own counsel. 

You can take one of their more common "builds" and make a few little changes here and there (move interior doors, non load bearing walls, the simple stuff) so that its not a total cookie cutter.

Its like 15 and can be up to 60 pages long at times depending on what addendum's you have in there.I'm looking for something that's 1 page preferably maybe 3 tops that won't look so complicated or over bearing to a seller.

ProForma shows legit 13% cap for our market typically bearing 9%.

We're on the tail end of it, but it has been a bear.
