If you intend to write contracts with no ability or intention to close, I would consider a different alternative.

He doesn't give us much insight into his game plan other than the intent to move in to it and live there.  

Some state courts have even considered the intentional failure to disclose transfer of title to be fraud.

Brad Noe , I don't know the answer to your question, but would advise that instead of asking folks that while well intentioned, for the most part don't know the laws, particularly in Kentucky, you should instead go to a local real estate attorney's office (I use Borders & Borders) and ask.They have always been very helpful in answering my questions and won't charge you for basic advice like that.On a separate note, pm me if you are looking for another buyer to add to your list!

Perhaps a better phrase would be....Make full intentions of excitement to purchase the home within the ballpark of their desired price.

I have bought and renovated houses before but this was the first time that it was an intentional flip.
