You aren't allowed to consider criminal history except for sex crimes as part of a background check,  and you must accept the first qualified application according to your (legal) rental criteria.  

Accusing someone of theft is a fairly serious accusation which could result in the termination of ones employment and/or criminal charges. 

Criminals and evil people can always buy weapons, and no law we put into place will stop that.

So, you admit that engaging in criminal activities is OK as long as its profitable?

Most criminals won't spend too much time trying to figure out if the dog is real or not and will probably just move on to an easier target.

As US Supreme Court Justice Alito has stated, referring to plenary or unitary executed powers of the President: "The president has not just some executive powers, but the executive power — the whole thing."

They can still try to sue you but justice will almost always prevail if you are truly honest.I personally intend to set up an LLC and place my properties there just to separate them from my personal assets, but I'm not rushing to do it and I don't lose sleep over it.

Oftentimes the investor ends up hiring people off of craigslist who do the job wrong, don't complete the job or steal the investors money.If by some miracle the work is completed the criminals in the neighborhood simply steal everything of value and the process starts over again.
