This means using an agent will get you access to new listings before the general public. 

For me, the value is in having access to the pro forum, webinar replays, and BPInsights. 

The appreciation is a virtual return that is not realized until you access the equity that is generated by it. 

To find out market rent I use rentometer, apartments.com, Zillow, MLS if you have access, etc.I use a scoring model to approve people.  

This can presumably at minimum force a sale on whatever asset the Heloc is secured by unless someone has the cash to satisfy the loan. freezing them seems to be the most common.. i saw a ton of that in the last melt down and I suspect there is a bunch of it going on now.. people just dont realize it because it usually takes the bank 60 days to get the letter out.. they realize it when they go to access it and its frozen.. but did not see a lot of banks actually foreclose.  

Until then, take advantage of the consumer rates you have access to.

Not sure how big it is but the downstairs tenant in one of my rentals agreed to mow the lawn if I left him access to a mower.
