I feel that it's good strategy to get my feet wet with SFH for now.

After attending a couple of seminars I decided along with a partner that we should get our feet wet with Wholesaling.

Still looking for a few more this yr.  1st was a 2/2.5 took 3 days to rent 750/ month 2 property is a 3/3 town home rent is 900/month lease starts 8/1Neither are home runs but cash flow and gets my feet wet again.  

I suppose I don't have to tell you I'm new here and just getting my feet wet on this site.

I just want to get my feet wet too.

I was thinking about doing the same thing (limited thermostat), until folks brought up the fact that they can be defeated with a bag of ice or cold wet washcloth.

I love MF properties that appeal to college students, hopefully you can find something close enough to the UK campus to get your feet wet on.

Short of actually getting out there any getting my feet wet, I have not come across a better educational resource for a first-time real estate investor.
