I ran 20% down w/ 4% on a 20 year AM and the payment is $3388.Did you verify the taxes? 

I take a quick glance, I tell them, that's great, but if they get selected, I'll get my own to verify.

The NMLS can be verified but can't find much information at all on the company with a Google search.

That's my very quick read on this, but like I said, I haven't seen this before, so maybe check with a local attorney to verify and see if they can serve this role and for how much. 

On your side you will need to do a 1031 exchange if your accountant verifies that you have a gain like @Basit Siddiqi says.  

BUT I would want some way to verify or understand that they are making good decisions.
