They just came back into Florida so got a quote from them for a second time (for a second property).  

We ran title and there was recently a $20k lien filed by a property manager. 

Of course, the Federal Reserve's QT also impacts the supply side and can cause price changes that are not one-for-one with changes to base rates like the fed funds rate.I find it so interesting that you can have spread widening at times when rates are going down.

When it comes to acquiring lucrative coastal luxury vacation rentals on the Oregon Coast the most challenging components can be permitting and timing. 

A good number of homes in the surrounding area have been renovated and are fetching $260k+ in SP....however I'm having a hard time trying to price mine for market.

But yes, I feel like we don't need a finance advisor just yet, but more of just sensible tax/financial advice for some decisions to be made in the near future.
