Not only for the reasons stated but also because dealing with the aftermath of a fallen tree sounds way worse than the potential issue now.The only quote I've recieved so far is for $5500, which is a lot to stomach.

That is a lot to leave on the table.My 27 year tenant was also significantly below move-in market rent (~$500/month) but his unit was a long ways from move-in condition.
