I was under the impression that it was due to it not being an owner occupant property regardless of what name its in.

I've used the service a few times and have been fairly impressed with the quality of contractors / professionals that advertise there.  

As we look at the impact and the impressions from social media I am trying to see what sites you guys use most?

Look up the lot on the parcel viewer to be sure on the lot size requirement. 

Thanks NeilI googled 'transferring the deeds to a child'... it gave me the impression that the only cost (to anyone) at the point of transfer was the just the fee for this transfer (about $250) and that tax wise if I sold it, I would have to pay capital gains tax on the difference between the original purchase price and the sale price... $120k less $220k = $100k.

If a 22 year old is a millionaire it is impressive; whereas a 65 year old probably just has a comfortable retirement. 

I have been very impressed with the entire organization and the community they have formed so I am excited to jump in!

I am wondering how accurate their tax person's advice is, since they are NOT a CPA and do not specialize in real estate taxes.Some of the parameters;Portfolio worth about 1.25MCost Basis about 750KHave taken about 250K in depreciationAll properties are paid offCommunity property stateThey are under the impression that both their capital gain of 500K and depreciation taken of 250K will NOT be taxed (make sense to me) and that ALSO their new basis will be 'stepped up' to the current market value of 1.25M.
