Has anyone had any experience or any opinions on the Seminole Heights and/or Tampa Heights neighborhoods?  

What street on the East Side and what street on the West side.What about Washington Heights on the West side?? 

Creschool seemed to have some positive feedback and was considerably cheaper than some others.

One issue you may run into is water billing is usually tied to sewer, trash collection and such...so you might have a tenant saying why he is being charged a "sewer surcharge tax".Another consideration is to check with the city.  

Make sure you approve of the plan (and that there is one).There are many other considerations such as: your risk tolerance, your belief in when the market will turn (it's never an IF, always a WHEN), do you have the time/knowledge to deal with a failed deal?

The simple diagnostic I posted earlier (and that somebody also posted subsequently) would eliminate things from consideration without having to spend on any parts to do so.

I didn't take into consideration craigslist...

@Mark Nolan Thank you diversification I will take that into consideration.

There were a couple in Dearborn Heights and Westland that weren't bad deals, but they weren't great deals.
