As a tenant myself, who is just about to buy her first property...landlords who are responsive, friendly, and actually care when I have an issue make me very happy.

@Kaz Miyazaki I've actually asked if sellers would be open to seller financing, but rarely ever does anyone bite.

In most states (not sure about Georgia) the excess proceeds, if any, from the tax sale should go to the owner/heirs.

I'm so glad there's people out there doing the same thing; helps me not feel like I'm overambitious and actually have a chance at success.

I plan to take care of it as an act of goodwill since the tenant has been very good and self-sufficient, but I don't know if it's actually a problem that I'm responsible for.
