I have not used Michael Blank’s coaching, but bought into the Ultimate Guide to Apartment Buildings which is a 4 figure cost and includes a book both audio and typed, some deals (not necessarily purchased) reviewed in his deal analyzer by video, access to his mastermind group and deal desk, lifetime online support and other odds and ends.

Anyone that can shed some light in this would be appreciated.To me, it looks like most turnkey are priced so they are a little under the 1% rule.So, they seem to cash flow, but with COC percent returns a little below some other markets.Does this see correct to y'all?

A fixed piece of glass or painted piece of plywood (if no light is needed) would look much better and probably be easier to install...
