I intend on calling my local tax collection office to ask how it's handled in my county(Martin County), but it all goes over my head enough that I'm not completely confident in what I should even be asking.

The lease and the Option are 2 completely separate agreements, with no mention of the other one in each contract.Never give rent credits. 

This alone will change your figures...guess you can't change their calculator...Discovering CAP rate on a residential property is completely pointless.

I have my own construction company in addition to my real estate business so my situation is different than most as I have the entire scope of work completed by my own crews aside from a few items like plumbing that we sub out.Before that, I acted as the GC as owner builder and hired each individual sub.

Plus..it allows me to one day step out completely and pay someone to do the few things I still do.Good money = Good work = Good project = Good profits.

An empty retail box may be unoccupied for a long period of time, and to the general public it may look as if it's abandoned, but often the deals to fill these spaces can take a long time to complete.

I'm primarily looking for a sheet-rocker and plumber.

Preapproval may be issued either before or after the application has been completed. 

Upon completion of rehab, or once tenanted with a lease is ideal.
