The court is of little help in such situations since if tenant does not provide forwarding address, the court will not process a complaint. as a Landlord i am desperately searching for a way or a method outside of traditional credit bureaus to verify and screen such tenants.

@Dan Heuschele @Jim S. speaking of electronic banking and needing two methods of payment, provide the tenant with an address to send a check, and use a mobile app to deposit a check to the bank.

In the past couple weeks I’ve spoken with over 30+ banks, not exaggerating, and I was unsuccessful in refinancing a manufactured home I bought & rehabbed a couple of months ago - asking many Nationwide Banks, Local Banks & Credit - a few will, but only if its a Primary or Vacation Home (LESSON LEARNED!!!)

I've had a maintenance person that will usually get in and clean, repair, paint, and do everything needed to rehab an empty apartment into one that is rentable when a tenant vacates the property.

He will either find a buyer that can get through the shortsale process or the lender is going to foreclose on them.Since the property needs work, it will likely have to be all cash or a rehab loan.

They have put quite a bit of rehab into it and our out of funds, They are asking for a 50-100K 6 month loan and are offering generous interest.Myself and two other personal investors want to commingle our funds for the loan and share in the interest on a proportional basis.
