Hello, is anyone aware of any tools or AI software programs in which you can input all STR data points (purchase price, % down, interest rate, annual STR rent, management company % cut, taxes, fees, HOA, insurance, estimated expenses, and all other relevant data) which will provide cash flow and appreciation projections annually and cumulatively over time based on specific markets, zip codes, cities, etc.?

To make matters worse, we also hear what seems to be a burst pipe between the walls of our two bathrooms, which are far away from the leaking closet; it sounds like there is rain within the walls.

I would like to know what software are you using to keep everything organized?

@Marvin Byrne I hate to rain on your parade but $250k will not be nearly enough for what you are looking at in LA.

This would definitely be a great idea for keeping the money separate even if I only do it in my bookkeeping software so I am not seeing it in the physical account! 

Even if you did have current leases for all 10 units, the seller could have placed anyone in there just to make the building look more profitable.Not trying to rain on your parade by any means but, if I were you, I would NOT issue new leases to anyone until you know what it's like to manage them and collect rent from them.
