You'll often read that you want to own a property for at least 12-24 months before engaging in a 1031 exchange. 

@Brittany Rogerson,I can tell you right away from reading this that you would probably be a great fit for real estate professional status.

I always thought pet odors needed a bit more, though, such as taking care of the subfloor.

The last one was installed in early January and started leaking yesterday, so no maintenance should've been needed during that time frame.Thanks for reading!

As bad as that all sounds, ALL of these issues could have been taken care of before closing and repaired or her buyers could have backed out of the deal.
