That's my very quick read on this, but like I said, I haven't seen this before, so maybe check with a local attorney to verify and see if they can serve this role and for how much. 

On your side you will need to do a 1031 exchange if your accountant verifies that you have a gain like @Basit Siddiqi says.  

BUT I would want some way to verify or understand that they are making good decisions.

I know some lenders verify lease payment amount and history (I have been called), but it seems in that case validating a bigger number would actually be to your advantage.

Your mortgage broker, if they are any good, should be able to explain this approach, verify whether it will help you in your situation, and then suggest possible banks to apply for a card.And, if your broker doesn't understand what I'm proposing, find someone more experienced!

If a wholesaler tried to pitch me a property that was just plucked of Zillow that would probably be the last conversation we had.More importantly, have you verified the home's condition and level of updates? 

I just noticed recently but I have reason to believe its been since June and I can verify by checking with the neighbors.
