Not sure about a project manager, I am pretty hands on with all of my projects, but I would be glad to show you my projects and the process from start to finish.

I'm pretty sure they don't allow the 0% down loans on multi-units (up to 4) as other owner-occupied loans do.You'll still need savings for any surprise repairs as well as the closing costs.

I will say it is getting pretty tough to find good rentals in the area.

.  -- I house hack with $2135/month rental income from housemates, so my cost of living is pretty low and will decrease with time.   

@Justin K.It is possible to put a meter behind pretty much anything some places have them behind sinks and toilets to monitor usage.

I've grown up in my market here, the greater Milwaukee area, and I work for a title company so I have a pretty decent understanding of the area overall.

If you have a clean bill of health aka a title policy that says the taxes were paid, you can file a claim with the title company. 

I suggested them because they are close to weeds as far as maintenance....vigorous growers and low water needs...and very pretty.
