Cap rate at 5.97%, IRR at 25.70% and COCR at 10,292.97%.I refute two of the listings in their comparison that were on the higher end of costs because one is a lemon that is over priced and doesn't work well as a rental (but maybe as a BRRRR, and the other has zoning issues with non-compete agreements attached to the title.I think that $255,966 is the price that is on the good side of fair.

I figured the rehab at $65.00 sqft making the total rehab costs at $701,000.00, the total acquisition at $906,000.00. the cap rate will be around 7%.

Another vote for rent. 2 more reasons. 1) They decide they don’t want internet, get it free from work, see it advertised everywhere for $50, or your version isn’t fast enough, so no longer pay for it. 2) you suddenly become subject to rent increase caps and you’ve set the rent below market forever.

If they are PVC/ABS look for the clean outs -threaded lids that can be removed- and basically pressure wash the inside of the pipes on all runs.If you are handy, remove the toilette and use high pressure water to clean the pipes, you"ll be surprised with what you can accomplish with a garden hose with a pvc end cap and a couple of drilled holes on it.
