When I think of Mid-west, the naivete in my thinks of small town America that's mostly dependent on large commercial farms and Dollar Generals. 

My price range is 3-mid 400s.

Most recently I helped a friend/client buy a 3 bedroom condo, purchase price 480k. he price the master at 1300/mo, the small room at 900/mo and the mid size room at 1100/mo.

I think not.I bought a property in Sonoma county CA  back in the mid 90s  4 acres at the time it would not perk for a septic system so it was unbuildable but it did sit behind a home depot  and was off full blown freeway ( 101) interchange.. 

The POH trailers ages range from the mid 60s to the 70s.  

We have a pool of about 10 small to mid level private investors. 1031 ex with long term financing play is the one that went bad.

I think this will be short lived and investors should make provision for the lending rate to increase just as fast in the mid term future.But the discount in property price should see a positive return, even if the market sharply recovers.

We are mid 20’s and want to build toward financial freedom.

I have seen a lot of HML on 100 unit under in the mid west that are selling in the as is range for 5 to 10k a door.. that type of thing..
