As I have been managing my own properties up until this point, I have A LOT to learn about working with a PMC.

Regarding management, it took time but we built a team of people - GC and subs on the ground, leasing specialist that gets paid a commission ($300), a couple of different agents feeding us deals and we utilize Zillow a lot to find them too.  

He hit the jackpot because the property came subject to a local neighborhood historic society, the city historic society, one run by the state, and the restoration committee under the Federal Register 😱.

The condo is 15 years old, he said the unit is 17 years old.So, I'm pretty sure I should go ahead and replace the A/C unit because there's no telling how long it will last and $1300 is a lot to spend considering the age.

A lot to unwrap but in no way, shape or form should you proceed without understanding the full scope and at least somewhat of a ball park of  numbers to work with.

I still have a lot to learn, but here are a few things I’d recommend:1) really know the market you want to invest in.

My realtor says you should plan the lot to be 25% of the value of a house.  

Austin is a great city, with a lot to offer and explore.
