It sounds good when the salesmen push it over the phone, but believe you me, there's no judge in American who won't hesitate to rule against you if you as a landlord obviously caused the tenant some form of  injury and the LLC is obviously just there to confuse the issue of who owns the property and is liable for any overlooked maintenance that caused the tenant's broken leg, etc.An LLC is not an insurance policy.

There is nothing wrong with buying older model cars and they don't have to be complete beaters that are on their last leg.

I've been in a very technical IT role for 12 years and I'm trying to blend technology with my RE portfolio/strategy. my personal opinion  out of state investors have no business buying D class at any time.. and certain C s may or may not work.Locals make it work because its their J O B they are there to watch them like a hawk they know exactly what they are doing and were to buy and not buy.. you simply cant do that from your arm chair. 

I sense my off-market sellers are starting to look for a chair overall. 

But when it busts, you don't want to be the one standing without a chair. 

One leg up you can have is finding a great off market deal if you're so inclined.
