A financial arrangement generally qualifies as a security when you apply the Howey Test from a famous court case on the subject. 

Securing a job first can lead to more stress, as it becomes more imperative that you pass the test the first try.

@Brian OsonWhether you use traditional or a hard money lender they want to know you have at least the percentage you would be bringing to the table... it’s the “don’t waste my time” test.  

Here are some details on the specific park:40 pads, 100% occupied, all TOHs, avg lot rent $250, CSW metered, town size of 5000 (no metro unfortunately, but town does have a Super Walmart about 2 miles from park and a test ad indicated a high demand).

They have been tested and consists of 20% asbestos.

I just finished my real estate coursework, scheduling my test soon, and done tons and tons of research on wholesaling, investing, buying/selling, etc.

This meant that after the appraisal made its way through underwriting, our PITI was ~$120 too high for our property to pass FHA's self sufficiency test.
