When we visualize the outcome of our actions or the lack there of we tend to strike our own match (under our feet).

I recommended seeking medical treatment if they were concerned.

While shutting down some businesses and social distancing has no doubt reduced transmission, slowed the progression, and reduced the number of lives lost, the second and third order effects of all the shutdowns and isolation is taking many more lives from things such as suicide, drug overdose, alcohol abuse, delayed testing/treatment for other life-threatening conditions etc.

If you are really confident with your first tour through the property waive the inspection, or bring your contractor with you to visually inspect as you go through.

IE installing septic systems in many different scenarios and building a compact treatment plant for a subdivision we developed in Rural Nevada county CA. 

I feel the structure was horrible for the following reasons: all classes were recorded live and constantly had technical difficulties (lots of empty audio or visual), the classes were on eastern time which was 8-11 PM my time (which was hard to stay awake when you've been up since 5 AM for your day job), if you have a question you have to contact a third party who then transfers your inquiry (2-3 days wait was average to get a question answered), your only face-to-face contact was at the annual symposium.

I'm not a huge fan but am not creative enough to visualize it.

In the past I have gone in as a contractor or as a person from the management company looking to take over to conduct a visual inspection. 

in hearing you the only thing that would concern me is how little the bed bugs have cost .. our experience with bed bugs is we have never paid less then $1k  to get a house properly treated and the only proper treatment legal right now in NC in heat treatment bc there are not sprays that work to permanently rid bed bugs.
