Developers are the ones that go in with the raw land (before anything has been done, prepares everything for a subdivision or to get the property to a point of doing the type of project you're planning (install the utilities, put in streets, etc.) and do all of the work needed to bring it to the point of being able to build something on it.

I remove carpet from my rentals (and replace with wood-looking floor, laminate, wood floor, tile, etc. - depending on the type of rental it is) to help prevent flea habitat - it helps a ton.

Because of the way the tenant with the dogs gets paid, they pay the rent in 2 installments so half of the rent is paid 2-3 weeks early, with the second installment being before the 1st, which makes them whole for the coming month.
