with a bunch of liens is NOT a DIY qcd deal.I'd go ahead and offer the $30k asking price, go under contract and let the title co do their thing.When it comes down to it, some lienholders may accept a little less to release, Otherwise, looks like the seller will have to bring a check to closing.

My business partner and I put together an LLC and bought our first house NOV 17 and the second in April of 18examples:1st house bought for 40k put in 25k and sold for 85 less closing and commission and holding costs = 13k net2nd house bought for 44k put in 20k and sold for 86k less closing and commission and holding = 14k net ( under contract pending close)Although these are not home runs, they are my first two houses and the education is priceless and the opportunity to put some systems in place has also been valuable.

hello everyone,here is the deal there's a person selling 2 apartment buildings totaling 25 unit at an asking price of 425k a piece. my only experience has been purchasing properties cash or with a 30% down payment commercial loan. my insurance agent happens to know these people and suggested a land contract.
