Has anyone else had positive reviews here? 

I would like to get any feedback or advice from real estate investors (especially in California) about the buying process, what to expect, typical costs etc.  

That 2% rule would be a good rule to live by if you want to see positive cash flow.Then you have to go find a market you may not be familiar with and immerse your self in that location and get comfortable with the people you are going to work with.Two big takeaways I learned at my local real estate meetups are:1 - Nobody cares as much about your Sh** as much as you do.2 - Next!

Hello everyone, I'm looking for candid feedback of my analysis on this property.

I can get $5-M $10M at any time.1 find a good location with a path of progress2 figure out how to get the down payment of 20 -30 % -  (this is the hard part)3 Make sure the property has a POSITIVE cashflow and the rents are based off actual rents and the expenses are real. 

It will have positive cashflow and is not a bad investment.

Once you file for eviction offer him $1000 to get out as good faith or help him find another place since you are still family if you want to try to go out on a halfway positive note. 

A lot of buyers don't have the financial strength to obtain a mortgage; so, sellers and their agents get skittish.And the market is hot; so, sellers are getting all cash offers...or, at a minimum, offers from pre-approved buyers.Your DTI can be positively or negatively impacted by the positive or negative cash flow from the acquired property (rents less expenses and mortgage payment). 

My guess, is that at this stage of the cycle and with the positive growth that Atlanta is seeing, these properties are in D class areas.

In anticipation of this call, I was wondering if anyone had experience with Memphis Invest, whether positive or negative, that they would be willing to share.
