Have you performed a Pro Forma?

there can be major repercussions messing with folks title. and if your going to sue for performance which is what you basically are wanting to do once you have a valid contract. then you must also on the day of closing put 100% of the cash into escrow and leave it there as you go through the court system.. this is where the wholesalers fall down usually.. they don't have 100% of the purchase price liquid and can't leave it in escrow for a year or two.. so when the close date comes and goes and no cash is in escrow the purchase contract is no void and the cloud on title sunsets..

@Rose Costinski why don't you utilize the services of a professional property manager to collect rent, do an ACH for you, take care of maintenance 24/7, perform inspections etc...? 

For a patch and paint, miscellaneous little stuff we deal with as LLs all the time, a handyman may do it.  

It'll give you better picture on the property performance, especially after you roll to the next one.

It takes a few years just to build suitable software and legal for most people to perform these services independently.  

I have two main goals of posting today 1) To let folks know that it is possible to successfully invest in higher priced cities with little money out of pocket, and 2) To build relationships so that I can partner with other individuals and acquire properties that perform at or above a 12 percent Cash on Cash return (whether through private lending or a structured partnership).

My question is, how do you normally perform your market research or nationwide market research?

If the economy hits another rough patch, will values decline even more rapidly? 

They said that if you buy a property in Texas with all cash, you cannot perform a refinance on the property for the entire time that you own it.
