All of the other homes on the street sell for over 400k, and the house is on one of the best lots on the street, with an excellent yard.

I would suggest you reach out to a reputable Attorney in your locality others trust.

If you have any other options, suggest those that don't squash your score and don't trigger  red flags to credit reporting agencies.....  

The foreclosure process is complex and full of pitfalls, I would strongly suggest consulting with a Real Estate Attorney in your locality; depending on how your set up, you may be able to write off the expenses incurred in obtaing the legal advice. 

I do not want to target absentee owners since every investor iv'e ever talked to does that, any other suggestions.
