I found a home today located near (.5 mile) a large university in Atlanta which is 3bed 2 bath. 

My current broker seems to be very flexible in regards to supporting me in what I want to do.

I am new investor on the block with a desire to generate passive income to support family using RE investing to pursue other goals outside of RE.

I'm 27 ,attended "Oklahoma state university".

I am 23 years old and will be starting my first year of medical school at the University at Buffalo this August.  

For example, research supporting why you're focusing on homes in the price range of $100K-180K, why you plan to market your properties through Craigslist, etc. because someone other than yourself may be looking at your plan at some point and they need to know the method to the madness.Good points to research are:- How fast are homes selling in your target price range- What is the median income of the local population- What is the median family size of each household- Where are the best neighborhoods located; best schools- Marketing: how are you going to convert leads into sales?

I think a turn of a screw would fix those.One item stated fungus damage to rear patio roof rafters, blocking, support beam and post.

I am sure $20K in legal fees, recording, and reserves would be needed to do that.So, keep it simple and build a 5-plex or 6-plex of side by side townhomes that an investor would love to buy because the rents support the value.

Now that you have been through the University of Hard Knocks, it is time to start that successful real estate investor career that you went to school for.
