@George Damianeas I thought I had, but he's had to come out to repair a dishwasher 3 separate times and wasn't sure what the root cause is, so I'm still exploring.

As others have stated, building your team and having "boots on the ground" in Indianapolis is so important.

Since the "park" is so tiny no bank is likely to treat it as a park.

The market is so inefficient that to say that something sells for market price is short sighted.

It's amazing to get up close to the action of closing and making deals.I love that real estate is so multi faceted.

My two cents is that if your deal is so tight to be swayed by an extra percent or two of the pre-repair sale value, you may want to look at a better deal. 

You could choose to tell the prospect the unit is priced accordingly without the dishwasher or agree to add it in exchange for a signed lease, and maybe $25/month additional rent.If you sign this prospect, it may be worthwhile to ensure your lease says they are renting it "as is" so you have something to point to if they complain later about pre-existing conditions.
