Accountants are in such demand, that the best are not even accepting clients half the time.The other problem I see often with accountants on here is that they specialize in larger investors, and have really high prices when you as a smaller investor do not need all the bells and whistles.Another thing I see is folks thinking they need to have a tax professional in their state.

If you start off wealthy you need to start off with strong asset protection. 

House hacking has saved me and clients thousands. 

I was glad to have had the opportunity to work with a great agent/mentor as a client before getting licensed though, I learned a ton from doing about 6 deals with her, following what she had done to become so successful and that shaped the way I operate now as both an investor and an agent.

On the commercial retail side when a client is selling a multi million property at a 6 tor 7 cap rate you better believe they have impeccable records.  

Most of my clients fall into the first group above.
