I would not recommend a big bank because a lot of times they don't understand this sort of thing.  

My thought would be that if you can get the tenants set up on some sort of automatic payment system that they could cash flow very nicely.  

However, most banks like to see some property seasoning before they do any sort of refinance.My first suggestion would be to talk to local investors in your area to see who they are using to finance their deals and then go talk to those people/banks/institutions.  

I collect rent and make sure i attend to any issues that my tenants report and that may be the only time i go over to the apartment and in most cases i have my handyman sort them out.

Make sure that all of the partners have some sort of an active role though or it will start looking more like a security.
