I've been involved in this business for about 2 months now, and my business partner (The guy with more experience) have two properties under contract as we speak.

Keep in mind, this is the Midwest, so things are probably a little different, but in my experience with banks/lenders, you just don't have enough equity in your property to warrant the risk they would have to incur making a loan on it.

There is a big difference in a bird dog fee and a wholesaling fee so make sure you know the difference and the work involved with each.

There are a significant amount of risk involved in the whole process along with holding costs.

Then, You are taking the Risk that the bottom Support in the Market, Stock or Real Estate, will hold out.

Also, you can't evict your tenant now - you need just cause so unless the association wants to get involved in a legal matter.

I'm looking to do some statistical computing to analyze pricing patterns, demand metrics, bubble risk, etc.Most of the data sets I see out there are either limited in observation or are just downright messy.

I'm not actually an investor myself, but I am directly involved with the industry.
