If the tenant performs well as a tenant, no need to upset their housing situation.

Verify with the QI that this will work with their procedures.If your client wants something specific and it's not in the contract simply do an addendum that says something like "seller may be performing a tax deferred real estate exchange under IRC 1031.  

Hi JenniferDon't know of a "investor/wholesale title company May I suggest using a good RE Attorney that will order title and perform closing services per your needs.

I am considering the pro membership primarily for the deal calculator, so I am particularly interested in how well this calculator performs.

What this means is I can make an offer off the current NOI/ performance of the building hopefully getting a better deal.
