I recon you will find a ton of investors that swear by this method but you have to know one thing about the internet.

Some of my considerations were training/mentoring, flexibility in time, commission splits, reputation of the brokerage, and goals that brokerages may instill on their agents.

that's not necessarily true on SFR or condos your still under DF and the state if its a one to 4 unit.. that's true if its 5 units or more.you should really be talking to someone at the state level for accurate info.. don't trust the internet.. myself included.

You do not need to be a certified appraiser to see the value a home has or could have if updated, but the training will help.
