Some advise I was given was that the back is going to require me to have money in reserves which would probably match my down payment.

They paid the deposit and a pro rated amount for moving in early no problem.

You decide when rent payments start.Be sure to get paid rent prior to move in.ALWAYS get paid with GOOD FUNDS for the deposit and first months rent.

Did he transfer any security deposits and last months rent (or sign off that there are none) That all could come into play if it gets to court.Did you send letters to the tenants stating you are now the owner and rent should be paid to you etc?

3) How are you complying with your state laws concerning security deposits?

Currently all 3 leases have expired and they are living there month to month with very little security deposit. 

Gracias.So far the only problem I have found is that my small local bank that originally worked fine with Venmo has stopped accepting their transactions so I am working with USAA Bank where I also have accounts to get the deposits transferred there.
