The AE 4 years of college then 5 years experience.  

I would have expected someone with 15 year experience plus their own accounting firm to know these things that I learned in just last few days (with your help, of course, and also thanks to @Basit Siddiqi @Eamonn McElroy @Taylor L.)But it’s possible that their specialization is something else (like corporate taxation) rather than real estate.

Tenant is a dirty word in experience. 

Would love advice from those with experience on how/where to better market my home to get quality tenants in place quickly. 

Best to partner with a builder who has experience in JC and can navigate the permit/zoning process with the town plus do the renovation work needed.

Maybe once we actually speak/meet, we can discuss if there is beneficial ways to do things together.  

A million total dollars used is next to nothing right now, experience-wise, so you are asking people to invest in something that is fairly new and in an asset class that has been headlined widely as doomed.
